Pro Package – Terms and Conditions

Scope and Purpose

This Terms and Conditions Addendum (“Addendum”) is incorporated into the Listing Agreement between the Seller and your Agent and applies specifically to the Pro Package. This package is designed for Sellers who want an Agent in their corner every step of the way providing professional guidance and support. All properties must be standard residential or non-commercial land with a list price under $500,000. Higher-value or complex properties require the Ultimate Package at a 1% listing fee.

MLS Exposure and Syndication

Your property will be entered into the local MLS and syndicated across high-traffic real estate platforms like Zillow, Realtor.com, Redfin, and Homes.com. This ensures exposure to both agents and direct buyers, maximizing your reach without traditional commission costs. Your listing gets seen—by the right people, in the right places, at the right time.

Market Sales Data – Pricing Guidance

You’ll receive a Competitive Market Analysis (CMA); Comparable Sales Analysis (CSA), including recent nearby sales, pricing maps, and market trend reports. The Agent will give you counsel on the listing price, but it is the Seller's decision. In the Pro plan you get more than just data reports, you get interpretation and guidance of that data for pricing your property from your Agent.

Buyer Offer Platform

Buyers can submit offers through our website using a smart contract tool. The form is user-friendly and built to eliminate guesswork. Once completed, the offer is digitally signed and delivered to you AND your Agent. Your Agent reviews, interprets, and summarizes the offer for the Seller, and provides guidance on Counter Offers. Broker will draft all Counter Offers for Seller’s electronic signature.

Professional Yard Sign

Our professional-grade yard sign helps capture buyer attention and signals your property is open for direct contact with your Agent. The sign is a traditional Brokerage sign with no FSBO language. Our Pro sign is specifically designed to maximize awareness and call to action. Your Agent will handle all inquiries generated by the sign, screening prospects and helping direct serious buyers toward offer submission.

Tools and Checklists

You still have access to GetRealHome.com and our full toolset, though you likely won’t need it—your Agent handles everything. With the Pro plan your Agent will coordinate all tasks related to the transaction.

Broker’s Role

Your Agent is YOUR trusted advocate, committed to protecting your interests and giving you peace of mind throughout your transaction. The Agent works for you and represents your best interests. You get the full strength of licensed representation—without the 6% commission trap. Your Agent provides these services remotely, allowing you to benefit from full representation without the high overhead of traditional commission-based models. But you will be protected and supported every step of the way.

Seller Responsibilities

The Pro Package dramatically reduces your workload—but not completely. You still play a key role in helping us present your property in the best possible light. Your Agent handles the legal, contractual, and strategic aspects of the transaction, while you assist with preparation and property access. Here’s what’s expected:

  • ✅ Provide your own property photos and video walk-through footage before listing.
  • ✅ Supply a copy of your property deed and the most recent tax assessor record.
  • ✅ Coordinate with our scheduling service to manage showing appointments.
  • ✅ Be available, or make property available for showings to unrepresented buyers.
  • ✅ Optionally, you may hire a professional showing agent via GetRealSold.com.
  • ✅ Install the yard sign we ship to you at your property.
  • ✅ Maintain the home in show-ready condition and keep communication prompt.

With this collaborative approach, you stay in control—but not on your own. You’re supported by a licensed Agent every step of the way, while still saving thousands in commission.

No Refund Policy

All sales are final. Your payment covers immediate listing setup, access to licensed contract services, and coordination work that begins the moment your order is received. Because these services are activated immediately, we are unable to issue refunds once payment is processed. Please review the scope of this package carefully before purchasing. If you anticipate needing additional support or flexibility, you may want to consider the Ultimate Package.

Property Eligibility and Broker Discretion

This package is intended for standard residential and land properties priced under $500,000. Listings that involve environmental risks, active litigation, complex ownership, or commercial zoning may require a custom plan. In such cases, your Agent may either:
– Decline the listing with a full refund, or
– Recommend upgrading to the Ultimate Package at a 1% listing fee, which includes full representation.
