Property Condition Disclosure Statement
This Property Condition Disclosure Statement (PCDS) is required by state law and must be completed by the property owner—not the agent—based solely on the owner’s actual knowledge of the property. The purpose of this form is to disclose known material conditions honestly and in good faith. It is not a warranty and does not replace professional inspections. In the majority of transactions, this disclosure is required prior to accepting an offer. There are limited exemptions under the law, including certain estate, foreclosure, and fiduciary transfers. If you believe your situation may qualify for an exemption, stop and contact us before proceeding so the correct documentation can be provided.
