Our approach leverages modern tools for efficiency and cost savings, but it's not one-size-fits-all. Virtual services empower confident sellers with self-reliance, while traditional models offer more hands-on involvement. Below, we'll break down the process step by step, highlighting the contrasts to help you evaluate. We've included pros and cons to ensure transparency, as virtual isn't ideal for everyone (e.g., those needing in-person hand-holding or dealing with complex properties).

What We Mean by Virtual Services

Get Real Realty operates virtually through our platforms (getrealsold.com for marketing, contracts, and transactions; getrealhome.com for support and community). This means remote guidance via phone, video, email, and digital tools, with optional outsourcing for local needs. All packages (Basic, Pro, Ultimate) are designed for standard homes under $500,000 in Tennessee and Mississippi.

  • Broker schedules and coordinates closings remotely but does not attend. In some cases we can arrange a notary to come to your home for signing final documents.  Broker answers all questions about closing documents prior to closing. All documents are pre-approved before closing.
  • Get Real has 3 flat rate packages: Basic $599, Pro $1,299, and Ultimate $3,999. These are for homes and land tracts under $500k.  Basic and Pro are paid at the time of Listing.  Ultimate has a $1,999 deposit, balance at closing.  For commercial, complex, or residential over $500k, Get Real charges the Seller 1%, with buyer agents negotiating their own fees. This commission is paid out of closing.  If the Broker is required to travel in person, high rates may apply.
  • Statewide service (TN and MS), allowing broader reach without travel costs. Ideal for sellers comfortable with more involvement with digital tools to save equity.
  • Digital paperwork (e-signatures, online portals) for speed and convenience. Online contract questionnaire leads buyers through the elements of contract. Broker converts the answers into offer very fast, and sends email notification of offer in your portal for download.  Get Real portal also have e-signature tools built in.  If physical documents are necessary for any reason, Fedex plus a local notary. 
  • Community support via getrealhome.com for peer insights and diverse perspectives from professionals (e.g., appraisers, engineers, contractors, architects, home builders, photographers etc.).  Get Real is striving to create a thriving positive environment for real estate investing.
  • Faster setup with online onboarding and digital tools, enabling quick starts.
  • For Basic and Pro packages, sellers install corrugated plastic signs with H-frames—simple and cost-effective. For Ultimate, we arrange installation by local handyman freelancers (e.g., via Facebook, word-of-mouth etc.), transitioning to future strategic partnerships in metro markets; signs feature vinyl posts or angle iron frames for a premium look.
  • Broker comes to your house for listings, meetings, or showings, providing in-person presence but limiting scalability.
  • Broker meets in-person at your home or office to explain everything, but this is confined to a local area, often requiring multiple visits.
  • Broker personally shows the home to unrepresented buyers, handling coordination and attendance.
  • Broker often meets appraisers and inspectors in person, attending inspections on-site.
  • Broker typically attends the closing with the seller, providing in-person support during the final steps.
  • Rates may vary from Broker to Broker.  However traditionally the Broker lists the property for a 6% commission, even if sold without the involvement of a buyers agent.  If a buyers agent is involved they are typically paid 3% from the Broker. Commissions are paid out of closing.  No payment is required at the time of listing.
  • Limited to a local area due to in-person requirements, which can increase costs and reduce availability.
  • Many Brokers now use digital paperwork and e-signatures.  Often however the agent will personally interview the buyer making the offer, then draft the contract and send out for e-signatures.  Physical documents may be handled in person or by courier.  If in person often a notary is not required.
  • One-on-one agent advice, limited to their personal network and local knowledge.
  • Slower due to scheduling in-person consultations and paperwork processing.
  • Broker or their team installs signs, typically handling all setup, including professional-grade installations, but at higher cost.

  • Limited Personal Touch: No in-person meetings; if video calls aren't enough, traditional might suit better.
  • Outsourcing Needs: For local tasks (e.g., Ultimate sign installs, inspections), we coordinate remotely or via affiliates—efficient but less direct than a local broker's presence.
