Basic Package – Terms and Conditions

Scope and Purpose

This Terms and Conditions Addendum (“Addendum”) is incorporated into the Listing Agreement between the Seller and the Broker and applies specifically to the Basic Package. This package is designed for confident, independent sellers who want full exposure, and full control without paying a commission. It offers powerful tools and broad visibility, but does not include hands-on agent assistance. All properties must be standard residential or non-commercial land with a list price under $500,000. Higher-value or complex properties require the Ultimate Package at a 1% listing fee.

MLS Exposure and Syndication

Your property will be entered into the local MLS and syndicated across high-traffic real estate platforms like Zillow, Realtor.com, Redfin, and Homes.com. This ensures exposure to both agents and direct buyers, maximizing your reach without traditional commission costs. Your listing gets seen—by the right people, in the right places, at the right time.

Market Sales Data – Pricing Guidance

You’ll receive a Comparable Sales Analysis (CSA), including recent nearby sales, pricing maps, and market trend reports. This empowers sellers to position their property within the local market by comparing list prices, sold prices, and supply trends. This gives you the same data the pros use—without any spin or bias. You stay in control of your price strategy with real and pertinent data.

Buyer Offer Platform

Buyers can submit offers through our website using a smart contract tool. The form is user-friendly and built to eliminate guesswork. Once completed, the offer is digitally signed and delivered to you directly. The Broker does not review or interpret these offers. You are responsible for handling them—or upgrade to a plan with contract support.

Yard Sign Power – Stand Out and Stay in Control

Our Basic package yard sign attracts direct buyers—especially those shopping without an agent. It helps your listing stand out, generates more inquiries, and gives you negotiating leverage. Your sign will include the verbiage “For Sale by Owner", but will also have the Agents contact info and Firm info.

Tools, Checklists, and eBook Support

You’ll receive a suite of checklists for every stage of the sale—from pre-marketing prep, to handling offers, to closing coordination. You’ll also get our free eBook, which outlines proven pricing strategies, negotiation techniques, and insider tips to close like a pro. Plus, access our seller Q&A community at GetRealHome.com, where you can ask questions and learn from others. You’re independent—but not alone.

Broker’s Role

The Broker is not your agent or advisor. This is a limited-service listing only. The Broker provides listing entry, syndication, and tools—but does not communicate with buyers, negotiate on your behalf, or review offers. You are fully in charge of your transaction.

Seller Responsibilities

This package is ideal for sellers who want to maximize value while minimizing commission. If you’re organized, responsive, and comfortable taking the lead, the Basic Package delivers unmatched efficiency and exposure at an unbeatable price.

• ✅ You must manage all showing appointments directly with buyers or agents.
• ✅ You must negotiate your own offers and contingencies.
• ✅ You must coordinate closing steps and timelines independently, using the tools provided.
• ✅ You are responsible for installing the yard sign.

No Refund Policy

All sales are final. Your payment covers immediate setup and digital service delivery, including MLS listing, document access, and platform tools. Because these services begin right away, we are unable to issue refunds once your order is processed. Please review all package details carefully before purchase. If you need more support or flexibility, consider upgrading to the Pro or Ultimate Package.

Property Eligibility and Broker Discretion

This package is intended for standard residential and land properties priced under $500,000. Listings that involve environmental risks, active litigation, complex ownership, or commercial zoning may require a custom plan. In such cases, your Agent may either: – Decline the listing with a full refund, or – Recommend upgrading to the Ultimate Package at a 1% listing fee, which includes full representation.
